Each tune-up covers a thorough inspection and cleaning of the equipment being serviced. The specific tasks vary by system type, but the goal is the same: confirm the system is operating correctly, identify anything that could become a problem, and leave the equipment in better condition than we found it.

Frequently Asked Questions About HVAC Maintenance Plans

How many visits are included in the maintenance plan?

The plan includes two visits per year - one spring tune-up for your cooling equipment and one fall tune-up for your heating equipment. If your home has a heat pump that handles both heating and cooling, we inspect it in both visits with the appropriate seasonal checklist.

Does the plan cover repairs?

The maintenance visits themselves cover the inspection, cleaning, and standard adjustments. If we find something that needs repair, that work is quoted separately. Plan members receive a discount on parts and labor for any repairs needed after an inspection visit.

What does "priority scheduling" mean in practice?

During peak season - mid-July AC calls, January furnace calls - our schedule fills up fast. Plan members get moved to the front of the scheduling queue. If you're not on the plan and you call during a heat wave, you may be looking at a multi-day wait. Plan members typically get same-day or next-day service.

Do I need a maintenance plan if my system is still new?

Yes - especially if it's new. Most manufacturers require documented annual maintenance to keep your equipment warranty valid. If you install a new AirEase, Lennox, Bosch, or Fujitsu system and skip tune-ups, you may not be able to make warranty claims if something goes wrong. Starting a maintenance plan from day one protects that investment.

Can I add a second system - like a water heater or IAQ equipment - to the plan?

Yes. We can add inspections for tankless water heaters, whole-home humidifiers, dehumidifiers, and other equipment to your maintenance schedule. Ask when you call and we'll walk you through the options.

Do you offer maintenance for geothermal systems?

Yes. Art Smith And Son does geothermal system maintenance and repair. This is not something many local contractors offer. If you have a geothermal system and haven't had it inspected recently, give us a call.
